HVAC Maintenance Tips: A Seasonal Checklist for Austin Homeowners
Your HVAC system works hard every day to keep your Austin home comfortable, but it can't do its best work without some basic care. At ComfortAir HVAC, we've found that homeowners who follow a simple seasonal maintenance routine enjoy fewer breakdowns, lower energy bills, and longer equipment life. Here's our recommended checklist.
Every Month
- Check your air filter. Hold it up to the light — if you can't see through it, replace it. A clogged filter is the number one cause of preventable HVAC problems.
- Check your thermostat. Make sure it's reading the correct temperature and operating in the right mode (heat/cool/auto).
Spring (Before Cooling Season)
- Clear the outdoor unit. Remove leaves, grass clippings, and debris from around the condenser. Maintain at least 2 feet of clearance on all sides for proper airflow.
- Rinse the condenser coils. Use a garden hose to gently spray the coils from the inside out. This removes dirt buildup that reduces efficiency.
- Test the AC. Turn your system to cooling mode and make sure it produces cold air. Better to discover a problem now than on the first truly hot day.
- Schedule a professional tune-up. A spring AC tune-up from ComfortAir HVAC catches small issues before they become expensive mid-summer emergencies.
Summer
- Keep registers open and unblocked. Closed or blocked registers force your system to work harder and can cause pressure imbalances in the ductwork.
- Use a programmable thermostat wisely. Setting the temperature a few degrees higher when you're away can save 5-10% on cooling costs without sacrificing comfort when you're home.
Fall (Before Heating Season)
- Test your heater. Run the furnace or heat pump in heating mode and make sure warm air comes out. A brief burning smell on first startup is normal as dust burns off the heat exchanger.
- Check carbon monoxide detectors. If you have a gas furnace, this is critical. Replace batteries and test every detector in your home.
- Schedule a fall tune-up. Our heating tune-up includes a safety inspection of the heat exchanger, burners, and gas connections.
Winter
- Don't block the outdoor heat pump unit. If you have a heat pump, keep it clear of snow, ice, and debris. Never cover it — it needs airflow to operate.
- Monitor your energy bills. A sudden spike in heating costs can indicate a problem with your system.
